Greater Tokyo existing condo sales continue surge in February 2025

On March 10th, the Real Estate Information Network Systems (REINS; pronounced “rains) released the February 2025 Greater Tokyo Area (GTA) report showing that the existing condominium market continued its upward trend, with sales agreements rising 23.9% year-on-year (YoY) to 4,152 units.

This marks the fourth consecutive month of growth and the second straight month of double-digit increases, indicating strong demand despite a shrinking supply of listings.
Sales Growth Across the GTA Region
Breaking down the figures by prefecture:

Prices Continue to Rise
The average price per square meter for existing condos in the region rose 4.8% YoY to ¥791,400, marking the 58th consecutive month of price increases.
The average sales price per unit reached ¥49.85 million (+2.6% YoY), continuing its upward trend for the fourth straight month.
Other key metrics:
Average unit size: 62.99 sqm (-2.1% YoY)
Average building age: 26.04 years (+2.84 years YoY)
Declining Inventory
Despite strong sales, new on-market listings fell 7.3% YoY to 15,507 units, marking the 12th consecutive month of declines.
Total inventory dropped 5.1% YoY to 45,214 units, continuing a 10-month trend of year-on-year decreases.

GTA Single-Family Homes Market Also Sees Strong Gains
The existing single-family home (SFH) sector also saw robust growth, with 1,690 units sold - a 44.8% YoY increase from February 2024.
Regional highlights:
Kanagawa: Nearly 60% YoY increase
Chiba: Over 50% YoY increase
The average SFH sales price remained stable at ¥39.2 million (+0.6% YoY).
