Japan major cities see record high average rents in February 2025

Rental averages for both reinforced concrete (RC) and wood-frame (WF) multi-family properties in Japan’s major cities rose in February 2025 according to a March 26th report from Japan-based property portal At Home, which showed year-over-year (YoY) increases across all unit sizes in seven key regions.


AtHome is a Japanese property portal dominant in advertising residential leasing properties.  The data below is reflective of advertised rents listed on the portal, not contracted rents.

The properties measured are separated into two main categories: Reinforced Concrete (RC) condo rents and wood-frame (WF) apartment rents, each broken down further into sub-categories based on unit sizes.


Rent as defined in this report includes the monthly rent plus any other management fees charged to the tenant.


All rents listed below are average rents for the region and property type measured and do not offer a rent-level guarantee of any kind.  Real estate is a hyper-local venture so make sure to consult with a licensed realtor for your property specific needs.

Tokyo's 23 Wards Lead RC Average Rent Growth 


Seven measured regions - Tokyo’s 23 wards, Tokyo-non 23 ward cities, the prefectures of Kanagawa, Saitama, Chiba and the cities of Sapporo, Osaka, and Fukuoka - recorded increases across all unit sizes.

Mid-sized RC units saw rent growth in 12 of the 13 surveyed areas, with Hiroshima City as the only exception, printing a YoY decline.


Highest RC Rents Since 2015 in Multiple Measured Regions


Average rents for RC properties hit their highest levels since January 2015 in the following regions: 


  • All measured regions within the Greater Tokyo Area (consisting of Tokyo 23 and non-23 wards and the prefectures of Kanagawa, Saitama, Chiba)

  • Sapporo, Nagoya, Kyoto, Osaka, and Fukuoka cities


Tokyo’s 23 wards continued a record-setting trend for the 27th consecutive month.

Key WF Average Rent Increases


  • Kyoto City (30 sqm or less): ¥53,177 (+7.7% YoY)

  • Tokyo 23 Wards (30–50 sqm): ¥112,397 (+7.3% YoY)

  • Kyoto City (50–70 sqm): ¥114,561 (+15.8% YoY)

     

Family-sized WF apartments (50–70 sqm) saw rent increases in 12 areas, with Sendai City being the only outlier.

Seven regions - including Tokyo’s 23 wards, Tokyo non-23 ward cities, Chiba prefecture and the cities of Nagoya, Kyoto, Kobe, and Fukuoka - reached their highest rental averages since 2015.
