The project aims to utilize the former Shinetsu Main Line, which was abandoned in 1997 due to the opening of the Hokuriku Shinkansen, owned by Shinano Railway.
Mitsubishi Estate will lease the site to develop a commercial facility directly connected to the Karuizawa Station pedestrian passage.
AQUAIGNIS, which specializes in the development and operation of integrated hot spring resorts, and Culture Convenience Club, known for the Tsutaya chains, will operate hot spring facilities, accommodation facilities, food and beverage outlets, and retail stores on the site.

The site area is approximately 13,000 square meters, with a plan to construct six buildings including steel-framed structures, single-story, and two-story buildings.
The total floor area will be approximately 5,400 square meters.
Opening is scheduled for spring of 2026.
