Mitsui Fudosan Residential unveils flagship senior residence in Tokyo’s Nishi-Azabu

On July 29th, Mitsui Fudosan Residential unveiled its flagship luxury senior residence, Park Wellstate Nishi-Azabu in Tokyo’s Minato Ward.  


The complex is set to open on October 1st 2024 offering 400 senior care units to rent.

The 36-story building, which includes a basement level, spans a total floor area of 45,984.79 m² and occupies a site area of 7,018.51 m². 


The property is situated within a 12-minute walk from Hiroo and Roppongi stations on the Tokyo Metro Hibiya Line, and a 13-minute walk from Omotesando Station on the Chiyoda, Ginza, and Hanzomon Lines.

The residence boasts a 50% open space ratio, featuring a 2,200 m² private garden with over 260 trees and a 1,500 m² green area.  


Residents can utilize various shared amenities, including a karaoke room, a mahjong room, and a library housing over 1,800 books, with plans to refresh 360 books annually.

The 9th floor is dedicated to wellness, featuring a pool, fitness gym, large bath, and relaxation lounge to support residents' health. 


The 35th floor has a dining area with panoramic views, where the Imperial Hotel will provide meals for breakfast, lunch, and dinner.

Residents can choose from multiple menu options daily. On the 36th floor, three private dining rooms offer exclusive course meals offered from the Imperial Hotel, including a room with a live kitchen for personalized cooking experiences.

The first-floor tea pavilion will serve a buffet-style breakfast featuring freshly baked bread by Imperial Hotel chefs. 


The residence offers 55 types of units, ranging from 39 to 142 m² (1LDK to 2LDK), primarily for independent living, located on the 4th to 8th and 10th to 34th floors.  


The 32nd to 34th floors are premium floors with larger units over 100 m². The 3rd floor includes 60 care units (22 to 35 m²) for residents requiring assistance. 


For a 1LDK unit (49B type) with one resident, the initial fee is ¥120.2 million for an 82-year-old and ¥150.3 million for a 75-year-old.  


Monthly fees, including service and maintenance, are ¥245,660. For a 2LDK unit (130B type, premium), with two residents, the initial fee is ¥368.64 million for an 82-year-old and ¥540.96 million for a 75-year-old, with a monthly fee of ¥536,900.

Since launching the website in June 2022, the residence has received over 4,000 inquiries and 180 applications. 


Mitsui Fudosan Residential plans to open Park Wellstate Makuhari Bay Park (Chiba City, 617 units) in September and Park Wellstate Shonan Fujisawa SST (Fujisawa City, 566 units) in October, expanding the brand to six senior care properties so far with a total of 2,591 units.
