In March 2025, the Greater Tokyo Area's single-family home (SFH) market showed contrasting trends between brand-new and existing inventory, according to data released by Tokyo Kantei on April 9th.
The Greater Tokyo Area (GTA) consists of four prefectures; Tokyo, Chiba, Kanagawa and Saitama.
The data covers properties with a land size between 100 and 300 square meters, located within a 30-minute walk or a 20-minute bus ride from the nearest station. Only wood-frame homes with freehold land rights were included in the study.

March 2025 Existing Single-Family Home Prices Dip Slightly
The average price of existing SFH in the GTA fell for the second consecutive month, down 1.1% month-on-month (MoM) from February to ¥40.3 million.
Average existing SFH prices broken down by prefecture:
Prefecture | Avg. Existing SFH Price | MoM % Change |
Tokyo | ¥64.99 million | 1.9% UP |
Kanagawa | ¥42.36 million | 4.0% DOWN |
Chiba | ¥28.95 million | 0.4% DOWN |
Saitama | ¥29.41 million | 2.0% UP |
Despite the month-on-month decline, prices remain 11.4% higher than March 2024, indicating ongoing long-term growth.
March 2025 Brand-New SFH Prices Continue Upward Trend
The GTA brand-new SFHs saw average prices rise 2.2% MoM to ¥47.64 million.
The price increase for new SFHs reflects a combination of factors including high demand but also higher construction costs; the latter being viewed as more responsible for the new and existing price difference than high demand.
Broken down by prefecture:
Prefecture | Avg. New SFH Price | MoM % Change |
Tokyo | ¥58.23 million | 2.2% UP |
Kanagawa | ¥51.70 million | 2.4% UP |
Chiba | ¥40.06 million | 2.6% UP |
Saitama | ¥38.43 million | 1.3% UP |
Chiba prefecture’s brand-new SFH average price surpassed ¥40 million for the first time since records began in April 2014.
