New and existing single-family homes in Greater Tokyo show divergent pricing trends says Kantei

In March 2025, the Greater Tokyo Area's single-family home (SFH) market showed contrasting trends between brand-new and existing inventory, according to data released by Tokyo Kantei on April 9th.


The Greater Tokyo Area (GTA) consists of four prefectures; Tokyo, Chiba, Kanagawa and Saitama.


The data covers properties with a land size between 100 and 300 square meters, located within a 30-minute walk or a 20-minute bus ride from the nearest station. Only wood-frame homes with freehold land rights were included in the study.

March 2025 Existing Single-Family Home Prices Dip Slightly


The average price of existing SFH in the GTA fell for the second consecutive month, down 1.1% month-on-month (MoM) from February to ¥40.3 million.

Despite the month-on-month decline, prices remain 11.4% higher than March 2024, indicating ongoing long-term growth.


March 2025 Brand-New SFH Prices Continue Upward Trend


The GTA brand-new SFHs saw average prices rise 2.2% MoM to ¥47.64 million.


The price increase for new SFHs reflects a combination of factors including high demand but also higher construction costs; the latter being viewed as more responsible for the new and existing price difference than high demand.
