On February 18th, Nomura Real Estate Development announced the completion of its first co-living rental property, "TOMORE Shinagawa Nakanobu," located in Shinagawa Ward, Tokyo, comprising of 135 units.
This project is the company's inaugural venture into co-living spaces, initiated through an internal startup.

Situated a one-minute walk from Toei Asakusa Line's "Nakanobu" station and four minutes from Tokyu Oimachi Line's "Nakanobu" station, the property offers access to four stations across three lines.
The building stands 11 stories tall with a total floor area of 2,424.82 square meters on a 577.15 square meter plot. Individual units range from 12.00 to 15.01 square meters, with the majority around 13 square meters.

The first floor features a 24-hour co-working space, divided into a workspace area near the entrance and a community area at the back for relaxation and events. A counter area in between offers complimentary coffee. A community organizer is present five days a week to facilitate community-building activities such as communal lunches and talk events.
On the seventh floor, a co-living space equipped with a kitchen, refrigerator, and individual food storage allows residents to cook and dine together. Amenities like a bar counter and roof balcony create a hotel-like atmosphere.

Each unit includes a shower, toilet, and washbasin, with storage space for personal belongings, enabling residents to manage daily life within their private space. Some units come furnished or with bathtubs.
The shared laundry area incorporates Panasonic Corporation's "LAUNDROOM," featuring 15 front-loading washer-dryers. Residents can monitor machine availability and their laundry status via a dedicated app, enhancing operational efficiency.
Given the prevalence of shower-only units, and with the "Megalos Nakanobu" sports club - part of the Nomura Real Estate Group - offering bathing facilities with saunas just a three-minute walk away, residents can access these amenities for a daily fee of 1,650 yen. Additional benefits include discounted access to the group's shared office spaces, "H1T," and the "WONDER STYLE" delivery storage service.
Although on-site tours are set to begin on February 22, over 200 reservations have already been received. Applicants are predominantly in their 20s and 30s, with an even gender split.
Shota Kuroda, the project leader and manager of the Rental Housing Business Section Two in the Residential Business Headquarters, noted, "More than half of the tour applicants currently live with family or in traditional rental housing. We're tapping into a demographic that hadn't previously considered shared housing."
Monthly rents start at 90,000 yen, with the majority ranging between 100,000 and 120,000 yen. To encourage prospective tenants to experience co-living, the company is waiving agency fees, security deposits, and key money, and is offering a one-month free rent campaign for those who apply in February or March.
