November 2024 Flat 35 interest rates rise for first time in 3 months

On November 1st, the Japan Housing Finance Agency (JHFA) announced updated interest rates for November 2024 for the Flat 35 mortgage program; a fixed-rate loan option offered through participating financial institutions that supports long-term home financing.

For loans covering up to 90% of property value with repayment terms over 21 years, rates now range from 1.840% to 3.470%, reflecting an increase of 0.02% to 0.12% from the previous month.  


The most common rate, at 1.840%, rose by 0.02%, marking its first increase in three months. 


For loans with repayment terms of 20 years or less, rates range from 1.450% to 3.080%, also up by 0.02% to 0.12% month-on-month.  


The standard rate here, 1.450%, similarly experienced its first rise in three months.
