Tokyo Kantei announced on February 8th the average price trends of brand new & second hand single-family homes (SFH) in major metropolitan areas for January of 2024.
The target properties include those with a land area of 100 square meters to 300 square meters, located within a 30-minute walk or a 20-minute bus ride from the nearest station, are freehold land ownership built with wood-frame construction.
The below focuses on the Greater Tokyo Area (GTA). Those interested in Osaka and other area SFH data please download the PDFs attached at the end of this article (Japanese language only).
The GTA consists of Tokyo, Kanagawa, Chiba and Saitama prefectures.
All percentages represent Month-on-Month (MoM) changes, or change from the previously measured month.
Brand New Single-Family Homes
In the Greater Tokyo Area, the average price was ¥45.63 million (up 1.3% from the previous month), marking the second consecutive monthly increase.

In the Greater Tokyo Area, the average price increased to ¥39.41 million (up 3.7% from the previous month), reversing the downward trend.

Of particular note is Kanagawa prefecture continuing its average upward trend for the third consecutive month.
